I am a Chartered Architect with thirty years experience in architectural design and property development, a substantial part of which involved Design Management of major residential and commercial projects.

Experience as a Design/Technical Manager

I joined Lovell London in 2000 as Design Manager and was responsible for the design development of their flagship project at Trowbridge Estate and later at Yallops Yard, London E3. The urban regeneration scheme at Trowbridge Estate consisted of 244 houses, flats and live/work units, a doctor’s surgery, a large community centre and a play area. The project was the first of its kind as a development providing a mixed tenure for a sustainable community. The Yallops Yard, known as Heart of Bow, was the last major site forming part of the strategically important Leaside Regeneration Area, part of Thames Gateway. The £55 million development provided 279 new houses and flats for open market sale, rent and shared ownership.

My role involved the overall planning, co-ordination and control of projects from inception to completion. The aim was to meet the client’s requirements and to produce a functionally and financially viable project meeting the completion date, within budget cost and to the highest quality standards, implemented by adopting robust details at design stage. Construction and development projects involve the co-ordinated actions of many different professionals and specialists to achieve defined objectives. My task was to bring the professionals and specialists into the project team at the right time to enable them to make their best possible contribution, efficiently and cost effectively.

In my capacity as a Design Manager I facilitated bid processes and adjudications to include: Technical input; Buildability; Value Engineering; Outline Tender Programme and Construction Methodology. I implemented the Adjudication and Pre-start processes as a means of controlling change in relation to client requirements, project design, planning and finance. Both processes provided the tools to ensure that technical, commercial, contractual, regulatory, health and safety, environmental and construction issues were sufficiently completed before commencement on site.

Role and Responsibilities as a Design/Technical Manager:

 Management of the Design Development Department

 Adjudication through to tender submission

 Evaluation of the development proposals to maximise density

 Establishment of site characteristics and risk assessment for costings

 Employment, Monitoring and reviewing performance of external design consultants, Architects, Engineers

 Review of all Technical aspects of developments to ensure best solution

 Investigation of new forms of construction to ensure company maintains market lead

 Interface with the Client and their representatives

 Staying abreast of changes in the legislation prior to implementation

 Management of corporate systems and staff training

 Implementation of the Environmental Policy of the company and promoting environmental guidelines

 Consideration of various European Directives associated with good design practise and environmental assessments

I am committed to achieving the delivery of projects on time and exceeding client expectations, whilst complying with and seeking to continually improve all aspects of the Business Management System to enhance the performance of the business. My commitment further extends to make any given project a resounding success, and to lay the foundations for a mutually beneficial business relationship. To this end I put in place the following procedures:

Pre-start Stage

 Co-ordinating department input and ensuring timely attendances of resources to meet contract completion on time and to budget

 Appointing Consultants for the preparation of the design development in all aspects of the projects to reflect the Design Brief

 Evaluating the submission of a revised planning application to include planning gains

 Engaging in discussions with planning committee and residence associations

 Assigning a Co-ordinator to issue of approved drawings and maintenance of accurate register and agreed drawing management procedures

 Ensuring design co-ordination is carried out so that design information for operations is correct and available in relation to the design and development programme

 Supporting and encouraging innovative web based computing tools and sophisticated management techniques to issue production information

 Initiating construction innovation and state of the art techniques to provide cutting edge quality and maximise profit

 Working closely with Construction Department to identify physical site related hazards that may negatively affect prompt advancement of operational activities

 Identifying shortcomings in specification, planning and regulatory adherence

 Building a close relationship with the Commercial Department to assist in identifying budget fluctuations and value engineer process

 Evaluating Section 106 Agreements and Overage Agreements

 Overseeing timely completion of each Department’s work package to allow effective site commencement and co-ordination between Departments through regular minuted progress meetings and completion of Pre-start monitor

 Adjusting project specifications as required to keep within the overall budget and maximising profit

 Chairing internal commencement meetings and final Pre-start meeting to allow handover to Operations team

Construction Stage

 Agreeing initial contract ethos at Pre-start meetings

 Ensuring that documents used on site and other Departments are amalgamated to produce a start on site to programme

 Preparing Progress Reports on Design and development issues and taking any necessary action

 Attending Client meetings and monitoring KPI charts

 Expediting the issue of CML Certificate by taking all necessary steps ahead of completion

 Maintaining project records and compliance with both Planning and Building Control including NHBC or similar registration procedures

 Reviewing and adhering to the procurement schedule

 Ensuring project filing system is administered at the end of the project

 Supporting mentoring programmes and engaging young people in the progressive development of skills and qualities at each stage of the design and development process

Experience as a Chartered Architect and Development Manager

In 2006, I established my architectural practice in Limassol, Cyprus, providing a rare combination of strategic, architectural, building and management skills. The practice is still operational, albeit with a reduced workload. I provide professional services for residential and commercial developments and promote buildings through design and detail to optimise energy conservation within EU Principles. My knowledge and expertise in all aspects of the building process and extensive experience in construction methods, ranging from traditional, steel frame, timber frame, precast and reinforced concrete, provides a strong foundation for design solutions through a quality management regime. I have an extensive track record of committed and effective resident and community consultation and an excellent understanding of market led design solutions.

I recognise the commercial importance of the sales aspect and regularly consult with the Marketing and Sales executives to ensure the final product meets with market demands. I have experience of dealing with legal requirements, to ensure a smooth handover of the development. I also monitor and finalise Section Agreements, so that the financial obligations and associated works are dealt with expeditiously.

In September 2012 I was appointed by the President of the Republic of Cyprus as a Member of the State Planning Council. The primary role of the Council is to evaluate, consult and implement planning policies throughout the country. My contribution to all strategic aspects in evaluating and implementing new development plans are welcomed by the Council Members. We constantly evaluate policies to reflect development growth whilst respecting the environmental and traffic management policies.

In 1993 I joined D Zavos Group in Cyprus, a leading Land and Property Developer, as Senior Architect and Development Manager. My work involved the design and construction management of residential developments, luxury villas and commercial projects, where I acquired specialist knowledge of building legislation and methods of construction applicable in Cyprus. My achievements are acknowledged in the International Who’s Who of Professionals Millennium Edition 2000.

On graduating I joined DPA Architects where I managed various residential and mixed commercial developments in London, and across the UK. These included the construction of 48 residential and retail units at Westbourne Grove W11, the extension and refurbishment of Foley Street W1, and the fitting out of a retail unit in New Bond Street W1. I also provided design appraisals and made submissions for planning applications for new developments and prepared production information, managing the building process from inception to completion.
