Study ongoing projects very carefully such as IFC Drawings, specifications, B.O.Q or budget, scope of works & the schedules to fully familiarize in the nature of work to be undertaken from start to completion. 

Anticipate and produce Shop drawings, schedules & layout for projects, which require client or consultant’s immediate approval w/ regards to revision of designs & connection details as per actual site conditions 

Coordinate with other disciplines, authorized people and draftsmen or Autocad operators with regards to proper documentations, drafting (all discipline involve) and other aspects with regards to Architecture as required in the project to comeup with accurate drawings or correspondences for future actual site implementation. 

Highlight conflicts between IFC drawing, Specification and BOQ raise Request for Information (RFI) to clarify the issues in advance to avoid delay in project schedule. 

Highlight project risk which may arise as result of technical conflicts 

Review technical submittals of elevator & water proofing supplier (if applicable)

PHASE-1 Start Construction Works Excavation, sub structure ( Foundation)

Prepare ‘work packages’ for each finishing activities which includes drawings, specification and Bill of Quantities. 

Make invitations to suppliers as Quotation requests & set appointments with them to come up with the correct materials, specifications & price of materials based on budget and Client’s specifications. 

Review supplier’s technical submittals and provide necessary feedback to procurement department. 

Conduct meeting with suppliers and consultant to resolve technical issues. Highlight any positive or negative risk associated with technical issues, delivery dates and cost. 

Prepare variation order for any addition or deletion of work from original scope. 

Submit technical submittals and compliance sheet for consultant approval. 

Follow up with supplier for timely delivery of the materials.

CONSTRUCTION PHASE-2 Construction of super structures (walls and slabs)

Conduct quality tool box meeting prior to start any new activities to reduce cost of quality by preventing low quality workman ship.  Prepare mock-up sample prior to start any new activities  Conduct project site visits & make recommendations on project operations with regards to Architectural aspects  Supervise the construction site for finishing works.

CONSTRUCTION PHASE-3 Start Finishing Works

Prepare Punch List to ensure quality and quantities are as per project’s acceptance criteria.  Validate each work package by the customer.
